Hosted by Caroline and her parents, Audrey & Wayne — locals who are never far away and love sharing this little piece of paradise with families looking for a relaxed beach holiday. One of us will personally welcome you on arrival to walk you through the unit and we're happy to answer any questions about the property or the local area throughout your stay.

King's Beach Location & the View
Kings Beach is one of Southeast Queensland's most loved family beaches — a patrolled, sheltered stretch of golden sand with calm, clear water that's perfect for swimming and long lazy days in the sun.Everything you need is within easy walking distance.For families, Kings Beach ticks every box — a beachside parkland right across the road with a kids playground and water play area for little ones, a shared pool in the complex, an ocean pool on the beach, patrolled swimming and a relaxed pace that makes it easy to completely switch off.Caloundra is an easy drive north of Brisbane — close enough to be convenient, far enough to feel like a proper escape.Kings Beach foreshore upgrades: Kings Beach is currently undergoing some council improvements — the Surf Life Saving Club is being rebuilt and the playground across the road has now been fenced off with works underway too. Beach access and the Kings Beach Ocean Pool remain open as normal. In recognition of this, our rates will remain unchanged until June 2027.

Occupancy is limited to 4 people, and only guests confirmed at the time of booking may stay overnight. Children under 2 are not included in guest numbers if you're supplying your own bedding.No parties or events
Parties and events aren't permitted (this is an Airbnb-wide policy, not just ours). We're in a residential community, so between 10pm–8am we ask that noise be kept to a minimum out of respect for our neighbours.Smoking
This is a non-smoking unit — no smoking inside or in the common grounds (smoke alarms are fitted throughout). You're welcome to smoke on the veranda; please close the door/window behind you and keep the area free of butts, including the garden below.Pool
You have access to the shared complex pool — please follow the posted opening hours and rules onsite. No glass or alcohol in the pool area.Linen & towels
Provided for your stay: queen sheet set and two single sets, 4 pillows/pillowcases, 4 bath towels, bathmat and hand towel. Please keep these inside the apartment. 4 beach towels are supplied and can be taken outside.Keys
You'll receive two sets at check-in — please look after them, as lost or misplaced keys (and any resulting lock changes) are the guest's responsibility. On departure, leave both sets inside with the door locked.Cleaning
Please leave the unit clean and tidy on departure — dishes washed, dried and away, oven/microwave wiped down, rubbish taken to the bins provided (collection is Friday 7am). This is a self-contained stay with no servicing during your visit; extra cleaning required afterward may incur a charge.Lost property
We're not able to take responsibility for personal items left behind, or for damage/loss of property during your stay.Windows & safety
On arrival, the master bedroom and lounge room windows are locked to a safe 9cm opening — we'd suggest keeping these locked if travelling with young children (the second bedroom has permanent security screens). Windows can be fully unlocked if you prefer; we're not able to take responsibility for injury if you choose to do so.Parking
Garage clearance is 1.90m — please check your vehicle fits. Free street parking is available but can get busy during school holidays; there's no dedicated visitor parking onsite.Weather
Queensland weather can turn quickly! Please close windows before heading out to avoid water damage inside.A few house habits

Terms & Conditions
(Summary)This is a short overview for browsing — your full Rental Agreement is provided and signed as part of the booking process.Booking & payment
A 50% deposit secures your booking, with the remaining balance due 30 days prior to arrival. A $100 bond applies and is fully refundable, subject to the property being left in good order.Minimum stays
3 nights standard, 5 nights during school holidays, 7 nights over the Christmas/New Year period.Cancellations
Cancellations made 30+ days before arrival are eligible for a refund (see full agreement for tiered terms closer to arrival). We recommend travel insurance for peace of mind.Your agreement
